Warm Brook Farm. This historic farmhouse has stood on its land along Warm Brook since 1792. Built in the Federal-style colonial tradition by one of Arlington’s founding families, it served as an inn and stagecoach stop in the early 1800s — a place where travelers found a warm meal, horses were watered and changed, and the winding roads through Southern Vermont’s mountains were measured in days, not miles. That history is written into every detail: the elegant center-hall foyer, the sun-worn wide-plank floors, the hand-hewn woodwork, and the quiet confidence of a home that was built to endure — and has, for over 230 years.

Over 25 years of thoughtful renovation have preserved everything that makes this property irreplaceable while adding every comfort that makes a stay genuinely relaxing. Sun-lit rooms crafted with care, styled with understated elegance, and dressed with seasonal touches that celebrate Vermont’s beauty year-round. The wide-plank floors, the original center-hall staircase, the hand-hewn woodwork — all of it intact. The result is a home that is beautiful, deeply comfortable, and completely unlike anything else in Southern Vermont.

Bathrooms
Three Bathrooms — Two upstairs with combination tub/showers serving the Blue Room, Rose Room, Bunk Room, and Captain’s Room. One downstairs with a shower serving the Wood Stove Den. All stocked with towels, shampoo, conditioner, body soap, and shower gel.
A Proper Chef’s Kitchen. Stocked with every piece of cookware you could reach for — quality pots and pans, baking sheets, a full set of wine glasses, BBQ and grill utensils, 25 organic seasonings, and a full pantry of organic staples. Fresh eggs available when in season. When the mood strikes late, quick-fix meals are waiting. The dining table seats nine.
Every Morning Starts Here. A Ninja Carafe Coffee Maker, De’Longhi Stilosa Espresso Machine, and Conical Burr Grinder give you the full range — from a quick drip to a proper pulled shot. The French Press is there for those who prefer it slow. Complimentary Vermont coffee beans are stocked, served in Bennington Pottery mugs alongside Vermont maple syrup, sweeteners, and creamers.
A Welcome Basket on Arrival. Locally made goodies, farm-fresh eggs, maple syrup, and a nice bottle of wine — waiting when you walk in the door. A good way to start a stay before heading out to the mountain or down to the Battenkill.
Take It Outside. The outdoor kitchen with dual propane grills extends the cooking setup beyond the farmhouse — ideal for summer cookouts, fall harvest dinners, or an apres-ski spread on a clear winter evening. The outdoor dining table accommodates the full group.
Come In. Stay a While. The main living area is warm and unhurried — good seating, soft lighting, books on the shelves, and the kind of atmosphere that makes it easy to stay in when the weather turns. Smart TV with streaming, a curated video library, and indoor & outdoor Bose speakers throughout the property.
But the Record Player is What People Remember. A Fluance Hi-Fi turntable paired to a Marshall Stanmore Bluetooth speaker, with an extensive vinyl collection that tends to be the first thing guests discover and the last thing they want to stop using. Music is what feelings sound like — pour a glass of wine, pull a record, and let the evening go where it wants to go. Board games, life-size games, and a well-stocked reading nook round things out for the nights you never want to end.
Rocket-Fast 1GBPS Wi-Fi — meshed seamlessly throughout the entire property, inside and out. Whether you are working remotely, streaming, or just staying connected, you will not notice the connection. Ethernet also available for those who want it wired.
Three Private Acres. Sweeping views of the Taconic Range and Green Mountains from the lawn, award-winning perennial gardens from spring through fall, and a multi-level koi pond and waterfall that provide the kind of ambient sound that makes it genuinely hard to go back inside. Paths and hidden corners are tucked throughout the grounds — find a quiet spot to read, wander the gardens, or simply listen to the water.

Six People. Vermont Stars. Private six-person Nordic hot tub, ready every season. After a day on the slopes or trails, it earns its place every time.

Sledding Hill
Your Own Hill. The backyard becomes a private sledding run in winter. Sleds provided with signed waiver — a favorite for kids and adults alike.
